The underwriter will require proof that the borrower/owner is not nor will not be a primary or secondary resident at any of the property (exceptions for Multi-Use and Multi-Family units with more than 4 units), which is tightly regulated by RESPA. Valuations are more easily and reliably established by comparable sales usually, and usually have a different cash-flow valuation too.
